BESPOKE DELIVERY TO MATCH CLIENT VISION FOR 8 PARKER STREET

  • Project Management of luxury tower apartment development in South Perth with private access to the river foreshore.
  • The project consists of a mix of large 2 and 3 bedroom apartments, all sold prior to commencement of construction.
  • Extremely complex as purchasers were able to alter the interior layouts and design development which progressed during construction to achieve bespoke outcomes.
  • Complete changes in internal layouts, services, finishes, fixtures and fittings and smart solutions customised to individual owner needs.
  • Achieved the negotiation and finalisation of all variations with purchasers in an amicable way.

COMPLEX CONSTRUCTION DELIVERY: LION DRINKS & DAIRY

  • Client ASX listed business consolidating operations from three sites to one facility
  • 24h/6 day per week live site
  • Complex traffic management and development management over 14 zones
  • Health and safety requirements above legal standards
  • Commissioned to assist the GM with their internal manufacturing process restructures and project management
  • Legacy contamination issues that could not have been foreseen
  • Project delivered 3 weeks early and commended as their best facility of its kind in Australia

FORREST HIGHWAY PROJECT RECOVERY - UNLOCKING RED TAPE

  • Two sites on Forrest Hwy were approved for Service Center use by the Shire (Petrol station and retail).
  • Previous developer could not unlock the sites for 5 years, unable to reach a satisfactory agreement with Main roads for access to the freeway, which was a condition on the development approval.
  • We were appointed in 2016 by the new owner of the site, an experienced Perth Developer, and led negotiations with Main roads over a 6-month period until the satisfactory signing of a Deed.
  • The project was delivered as per the timeline and under budget.

Heritage Renovation: Revitalising Perth's Historic Lawsons Apartments

  • Limnios Projects took the helm in expertly managing the intricate renovation of its first three floors.
  • We coordinated a diverse consultant team, including three architectural firms, each specialising in base build, interiors, or heritage.
  • The project’s complexity was heightened by design changes throughout construction, the addition of extensive scope, intricate local and international procurement, and the challenges of the COVID-era construction market.
  • All these were navigated while liaising with the building’s council of owners and ensuring minimal disruption to its residents.
  • As contract superintendents, we adeptly tackled one of the toughest construction markets in recent memory.
  • Through strategic negotiations, we revised the contract terms with the builder, achieving a result that was both advantageous for our client and equitable for the contractors.

Contract Negotiations

  • Introduced fit out not part of the main contract
  • Told this would create delays, needing an extension of time and variation of costs
  • We introduced clauses early, allowing client subcontractor access at the builder’s risk
  • Builder had to provide access at all times at no cost and without the ability to claim for EOTs or damages
  • Main contract completed early including the Fitout
